It is our obligation to warn you about illegal agents still operating on Croatian real estate (and rental !) market, as well as possible unprofessional agencies which will try to put pressure on you to buy property without checking the situation. Here are several hints how to recognize such illegal or unprofessional agents or agencies: - ask them to give you agent/agency licence registration number which you can check at Croatian Chamber of Commerce (or we can check it for you), ask them their company registration number OIB, ask them the address of their office and check if it exhist or not, ask them to show you insurance policy against business risk, check around what is average commission percent and compare it with what you were told by that agency/agent; check what internet says about them; find testimonials of their clients if such exhist; if they are not providing true information, or hide information or are missleading, you probably deal with illegal or not registered agent/agency; some of agencies advertise lower prices than provided from owners, those prices are false and are formed as trap to attract buyers; some agencies advertise properties for sale without having direct contact with owner nor contract with owner for mediation in sale of his property, or providing false pictures of advertised properties, or advertising properties which are not for sale aiming to attract buyer this way;  if agent/agency put pressure on you to decide quickly about buying property, beware of possible fraud or criminal act. We strongly recommend you to hire experienced lawyer/solicitor who will check the agent/agency. We are also working with our lawyer to be sure that all information and documents which we prepare about property for our clients/buyers are clean and registered in court.

Also in front of the house down to the first line houses it is green zone.  Small harbour for boats and saling boats is down under the house, mooring is very low price on the yearly basis.  Village is old fishermens place with stone houses which are few hundred years old. Now it is tourist place, with local shops, grocery, restaurants with local food, fish and good wine and olive oil, typical Mediterranean village. Bay is deep and protected from wind.

House living area size: 240m2. Plot area size: 500m2.

House has garden and terrace in front, 3 storeys. Furnished ground floor and first floor. Second floor is not finished inside, roh bau inside – need finish, can be adopted to one big flat of 90m2, or two smaller flats (if there is need to rent to tourists). Ground floor has one bedroom apartment, living room and bath with shower cabin. 

First floor have entrance on the back of the building, there are two apartments, each with one bedroom, kitchen and living room, and bath with shower cabin, and nice balcony overlooking the bay with fantastic seaview and with Split city on the horizon.

Second floor has its own entrance,  and own electricity meter, though devided to two flats, not finished inside, and can be joined to one large 90 m2 flat. Here again a fantastic balconies with seaview. 

Access to the house is from the main asphalt road, by 50m2 of macadam road which is in shared ownership of the house owner and another neighbour (who is relative). Macadam road is wide as two cars can pass by. There is large parking space for at least 4 cars. Way to the seafront is down by the narrow path and by the stairs, passing the yellow house on the seafront, or by the main asphalt road and with public stairs to the seafront. In the bay there are two pebble beaches, nice and never crowded, in the shade of pine trees, with crystal clear and clean sea and wonderful scenery. There are a lot nice beaches in surrounding of the village and on the island, which is very small, only 20km in diameter, and 5 km wide.
