Here are several hints how to recognize such illegal or unprofessional agents or agencies: - ask them to give you agent/agency licence registration number which you can check at Croatian Chamber of Commerce (or we can check it for you), ask them their company registration number OIB, ask them the address of their office and check if it exhist or not, ask them to show you insurance policy against business risk, check around what is average commission percent and compare it with what you were told by that agency/agent; check what internet says about them; find testimonials of their clients if such exhist; if they are not providing true information, or hide information or are missleading, you probably deal with illegal or not registered agent/agency; some of agencies advertise lower prices than provided from owners, those prices are false and are formed as trap to attract buyers; some agencies advertise properties for sale without having direct contact with owner nor contract with owner for mediation in sale of his property, or providing false pictures of advertised properties, or advertising properties which are not for sale aiming to attract buyer this way;  if agent/agency put pressure on you to decide quickly about buying property, beware of possible fraud or criminal act. We strongly recommend you to hire experienced lawyer/solicitor who will check the agent/agency. We are also working with our lawyer to be sure that all information and documents which we prepare about property for our clients/buyers are clean and registered in court.

Villa lies in the very center and historical core of the town of Hvar. It lies only 20 meters from the main waterfront (riva), the sea and the promenade, where yachts and boats from all over the world dock in the summer. The magnificent Baroque stone balcony offers a breathtaking view of the waterfront, the boats in the harbor, Fortica Fortress, as well as Pakleni otoci, a group of islands that gives Hvar a special atmosphere.

The villa was built in 1612, during the Baroque period, when Venice exhibited a strong influence on the entire Adriatic area. Today, it is under the protection of the Institute for the Protection of Cultural Monuments. It was first owned by the well-known  family from Hvar, which engaged in financial business. For a long time it was owned by the   one of the oldest Italian families in Hvar. The villa, along with the Gothic house and garden was fully renovated in the period from 2007 to 2009, according to the instructions of the Institute for the Protection of Cultural Monuments.

The complex has a floor area of 450 m² on three floors, 5 bedrooms with bathrooms, a large living room with a library and fireplace, kitchen and dining room. The lowest floor houses wellness facilities (sauna, Jacuzzi, massage room) and a wine cellar.

Beside the house, there is a large 200 m² garden with Mediterranean vegetation – lemons, oranges, figs, lavender, rosemary…, and, in the old Gothic house, which is an integral part of the garden, there is a heated 6x4 pool that can be transformed from an indoor to an outdoor pool by opening the roof.

The house is staffed with a housekeeper and superintendent, who will make sure your stay in Hvar is as pleasant as possible.
The house can accommodate 10 people.
The rental price for a week amounts from 5 250 EUR to 14000 EUR
Staying in this house, you will feel the history of the town of Hvar to its full extent, as well as all of the scents of the Mediterranean, the rhythm of the summer and entertainment, the flavors of Dalmatian cuisines and Hvar's renowned wine Plavac, the beauties of the sea and the magic of the secluded coves of Pakleni otoci. For Seasons I and II the prices are valid for a rental period of at least 7 days.
In case of a shorter rental period, an additional 30% is added to the price. The change day is Saturday, check in at 17:00, check out at 10:00.
For Season III number of rental days and the change day are not determined.
Smoking and house pets are not allowed in.

Basic services (included in the price):

Baroque House

The main entrance with staircase and the water tank are located on the ground floor. The living room (45 m²) with balcony door, two double rooms (27 m² and 20 m²) – each with a bathroom, hallway, WC and kitchen with dining room (35 m²) and balcony door to the interior courtyard are located on the elevated first floor.
The 200 m² garden is enclosed by a stone wall that is over two meters high. It is covered in Mediterranean vegetation (lemons, oranges, figs, lavender…). There is also a dining table for 10 people as well as garden furniture with deckchairs by the pool.
There are a hallway and three double rooms (50 m², 36 m² and 25 m²) on the first floor – each with its own bathroom.

Medieval (Gothic) House

It is connected to the Baroque palace on the ground floor. The first floor houses an indoor pool (approx. 25 m²) with movable walls that can be opened, thus transforming the pool into an outdoor pool connected to the garden.

The lowest floor houses the wellness facilities (40 m²) (sauna, whirlpool, relaxation room, massage room, shower, WC and a small trim).
Connected to this is a wine cellar with a selection of first class Croatian and foreign wines.

All areas are heated and air-conditioned, as well as furnished with first class new or antique furniture. You have at your disposal refrigerators, ice machines, wine refrigerator, stove and oven, coffee machine, toaster, dishes, glasses, plates and everything you need for a pleasant stay. All of the rooms are equipped with LCD TV, satellite TV, telephone connection and wireless Internet. In the living room, there are an open fireplace, a library with a desk, DVD with home cinema and a safe.
A housekeeper is at your disposal every day to clean the house and, if you wish, to serve you breakfast, lunch or dinner, and to help you spend a pleasant holiday.
